As you know some houses don't sell very quickly as it's a "buyers market" the past several years. The house may be over priced because there may not be enough equity to pay closing, realtor fees, late payments, and foreclosure attorney fees. We can prevent that. We buy with cash so closing costs are 1% versus the normal 2-3%. We can close in 7 business days. You keep the listings, you get paid! The house to ugly or smelly to show?

The transaction from start to finish is handled through title until we sell it, and the loan is out of the seller's name. Title Co or US Loan servicing are both licensed, bonded, and insured. I am under contractual law to perform, and I don't purchase to lose money. We have an excellent history of following through.

They can get as much as half there equity at closing and the remaining when they move. This allows your seller the flexibility to find another place and have the money up front to facilitate this.
